How to use this calculator

Why year one looks discouraging

Interest is charged on the balance you still owe, and at the start you owe almost everything. On a 30-year mortgage it is common for the first year's payments to be roughly two-thirds interest.

Where the crossover happens

Scan the schedule for the year the principal column overtakes the interest column. On typical 30-year terms that's somewhere in the second decade; anything you overpay before then has an outsized effect.

Common questions

Why is my lender's schedule slightly different?

Lenders may round payments to the cent, use a different day-count convention, or apply payments on a specific date each month. Expect small differences, not large ones.

How do extra payments change the schedule?

They come straight off the principal, so every future month's interest is calculated on a smaller balance. Use the extra payment calculator to see the effect.
